BUYING AND SELLING A HOME

Benbrook, Esq. has joined his partner and father in assisting hundreds of clients to buy or sell their home from the preparation and negotiation of the initial contract through the mortgage and home inspection process and ultimately to successful closing of title. The attorneys at the firm are fortunate to have the services of Peg Koonce, a real estate secretary/paralegal that has been assisting in all aspects of residential real estate transactions for the past 30 years.
The attorneys and staff at Benbrook & Benbrook understand that the purchase or sale of a client's home is extremely important to the client and involves one of the most significant assets that an individual or family would typically own. Therefore, the firm strives to provide individualized attention to each and every client in every real estate transaction to insure that the client has a complete understanding from the outset of the terms of the real estate contract, the client participates and is fully informed with respect to the attorney review of that contract, that any mortgage, inspection or title issues that may arise during the course of the transaction are promptly addressed to the client's satisfaction, and closing of title and the purchase or sale of the property is accomplished in accordance with the timeframes necessary to meeting the client's needs.
Residential real estate closings are handled by the firm on a flat fee basis. The attorney's fee for the purchase of new construction is $1200.00. The fee for the purchase or sale of an existing single family residence is $875.00 and the fee for the purchase or sale of an existing condominium or townhouse is $750.00. The only other fees charged by the firm are recording fees for the recording or discharge of deeds and mortgages with the county clerk's office. Those fees are as follows: Notice of Settlement $20.00 each, Deed $200.00, Mortgage $250.00. If an overnight delivery or wire transfer is required as part of the transaction, the firm charges a flat fee of $25.00.
